Secondhouse platform gives you the opportunity to exchange vacation days with another owner. You can own a slice on Miami property and exchange some days with New York owner with no additional cost!
While owning a second home is a luxury that few can afford, 10% of a vacation home might be more in your price range. Through fractional ownership, you can share a home with a larger group of people without actually sharing the space when you go on vacation. Instead, each owner uses the home for a portion of the year.
Each vacation home is divided in 8 shares, when the number of shares is complete we setup a Limited Liability Company that will buy the property. You will be the owner of 1/8 of this company that will manage the property. As a shareholder are titled to use the property for 45 days per year defined by a rotative calendar each year.
Because only one owner uses the home at a time, scheduling is an important issue for a fractional home. Secondhouse will be responsible for manage all checkins and checkouts and make sure that every owner uses their property on the defined days.
A Rotative Calendar has been established to ensure that the use of the property by Members is equitable. Each Member will be entitled to 3 periods of 15 days per year, that represent 45 days.
Operating expenses such as insurance, maintenance, repairs, improvements, utilities and management are divided in proportion to ownership, as a fractional owner you will be responsible for 1/8 (12,5%) of each of these expenses.
Each year Secondhouse will define with the owners an anual budget to face all this expenses and make sure that each member receive their bill.
